Inspections

 

Scheduling Inspections 

 

To schedule an inspection, please contact us via email at submittals [at] southtucson.org (submittals[at]southtucsonaz[dot]gov) or call us at (520) 792-2424.
 

Be sure to include the following in your request:
  • Your name and contact information
  • Permit number
  • Type of inspection
  • Desired inspection date

 

Inspection Schedule:


Inspections are conducted Mondays and Wednesdays, between 7:00 AM and 9:00 AM.
Requests must be submitted the business day before the desired inspection date.


Please note: We do not provide estimated inspector arrival times.

 

Preparing for Your Inspection

 

Construction Site Access:
  • Ensure the work site has a visible posted address and signs leading from any nearby signed road.
  • Provide safe, clear access to all areas requiring inspection.
  • If needed, ladders must be available, secured and safe.
  • Inspectors will not enter the site if all animals are not secure. Secure all animals to prevent interference. 
     

Inspectors will not enter occupied homes unless an adult over 18 years of age is present.

 
Required Documentation:

Have all necessary permit documents ready, including:

  • Permit and conditions sheet
  • City of South Tucson approved bound plans with no extraneous markings
  • A folder with inspection history in chronological order
  • Any applicable construction documentation (e.g., evaluation reports, manufacturer specs, truss profiles and the truss layout)
 
Permit Conditions

Contractors must review all project-specific conditions listed on the permit before beginning construction.

 

Partial Inspections

The standard permit fee covers a fixed number of inspections.
Temporary power and underground water/sewer inspections should be combined with other inspections to avoid an additional charge for additional inspections.

 

Custom Inspections

Custom field inspections must be scheduled one business day in advance.
Request by email or phone. Extra charges applies.

 
Reinspection Fees:

To avoid reinspection fees, ensure:

  • The site has a visible address
  • The City of South Tucson approved plans are onsite
  • All prior inspection approvals have been obtained
  • All required work is complete before scheduling

Fees apply for:

  • Inaccessible or unready sites
  • Failure to correct issues noted in a prior inspection
  • Ungrouped partial inspections
  • Repeat violations of the same issue across projects
  • Cancellations after 4:00 PM the business day before the scheduled inspection 

 

Inspections for Work Without Permits

Unpermitted or advanced construction may require destructive inspection.
The inspector will determine what needs to be exposed and may require a seal code compliant certification from a design professional. 
Some inspections may be rescheduled if they cannot be completed in one visit.

 
Occupancy Before Final Inspection

No area under an active permit may be occupied (including furniture placement or stocking) without inspector approval.
Violations may result in enforcement actions and/or removal of contents.

 

What to Expect from Your Inspector

Inspectors are expected to:

  • Explain code or policy requirements for corrections
  • Follow approved plans unless a major safety oversight occurred during design and review
  • Honor modifications approved by previous inspectors
  • Apply code requirements consistently

Setback Verification

Inspectors do not verify property line locations.
It is the owner’s responsibility to ensure the structure(s) are built per the approved setbacks and approved plans
If uncertain, hire a surveyor before building.

 

Sidewalk Completion (Platted Subdivisions)

Final inspections for homes in platted subdivisions will not be approved until the driveway-side sidewalk is completed.

 
Home Connection Sewer (HCS)

Inspectors will verify the site sewer connection to the public or private system.
However, the actual HCS connection is the responsibility of the property owner or contractor and must comply with all standards.
