To ensure a thorough evaluation of a proposed improvement, the City of South Tucson requires a complete and accurate site plan drawn to a standard engineering scale. For reference, an example site plan is available below (PDF) to assist in preparing an effective submission.
Some of the requirements are as follows. The site plan must:
Accurately represent the property boundaries and all proposed and existing improvements using a standard engineering scale. Acceptable scales are limited to: 1 inch = 20 inches, 1 inch = 30 inches, 1 inch = 40 inches, 1 inch = 50 inches, 1 inch = 60 inches, 1 inch = 100 inches, or multiples of 100 up to 1 inch = 600 inches. For large properties, 1 inch = 1,000 inches or greater may be used, but a more detailed drawing of the area of work may be required.
-
Clearly indicate the scale of all map elements.
-
Include a North arrow.
-
Provide identifying information for the property, such as the address, tax parcel number, or other relevant identifiers.
-
Accurately show and label all existing and proposed improvements, drawn to scale and properly dimensioned. These may include structures, septic systems, fences, walls, shade structures, berms, ditches, driveways, grading, or any other manmade features that may divert, retard, or obstruct flow.
-
Indicate the extent of any fill pads. Unless otherwise approved by the District, fill pads for structures must extend at least 10 feet beyond the structure’s edge.
-
Identify and label the tops of banks of any regulatory washes located on or near the property, as applicable.
-
Delineate and label floodplain boundaries, erosion hazard setback limits, and riparian habitat boundaries, where applicable.
-
Include additional details when relevant, such as:
-
Locations of flood openings in structures or walls
-
Cross-sectional views of fences or walls
-
Provide specifications for flood-resistant materials used in the construction of floodproofed structures.
